Yes, we fully cooperate with all listing agents, just let us know if you think you are a match by clicking the buyer and input your agent’s information. We will coordinate all offers through your Broker.
NO. There are multiple options on how to sell your home without listing it on the open market. There are also benefits of listing your home to ensure maximum exposure and we can discuss those privately. Additionally we have what we refer to as “One Party Agreements” which is just a simple document stating that if the transaction is completed with our buyer you pay a set commission.
NO. There are no upfront costs, you only pay if your property sells and closes escrow.
a. Yes. There are cases when price is not the major determining factor for a buyer, although 95% of all buyers state that price is the major factor, we have sold many homes for what seem to be over market value for a variety of reasons.
a. NO. We will do our best to help find you a matching home however the clients that do decide to work with us exclusively do receive an additional home search program. That program is a 10 step search program and is costly for us and therefore reserved for our private clients. Just let us know what your needs are and we will do every thing we can to find you a matching home.
a. Yes. That is possible as we have sold many homes sight unseen. However, most buyers that plan on living in the home would want to tour the home. In that event we have two options, 1 – set up a predetermined time to tour the home and we will follow all the Covid-19 health protocols while we are in the “shelter in place” order. 2- Buyers are asked to view all photos, videos, information available about the property, do a walk around the outside of the property and then submit an offer “contingent” on doing a future inspection.

Please note this is based on algorithms that may not take into account things like views, condition, upgrades and other factors so this valuation may be higher or lower than your homes' actual value. We will conduct a phone or zoom conference to further discuss the items that could positively or negatively affect the value of your home.
a. No problem, this is a NO OBLIGATION free platform. There are no costs associated with it, we do not sell your information, we are here to provide a free service until the time you decide you would like to sell your home.
a. Yes. We have thousands of past clients that we have represented that may be thinking of selling, we have homeowners who do not want to put their property on the market during the shelter in place time frame, and we have a network of great brokers who share their private inventory of upcoming homes.
a. Standard rates apply however commissions are always negotiable and are discussed and agreed upon prior to any transaction is started. There are a variety of programs that we offer that range from ZERO commission for certain types of properties and situations up to the standard rate for our robust and strategic marketing program.
a. Every situation is unique, there are many cases where a home buyer may pay top dollar because they found an exclusive opportunity of a home not on the market, there are other cases when massive exposure will ensure that you get top dollar. The choices are always yours and fully explained.
a. Yes. There is a new ordinance that states as soon as a home is listed by a broker that it be placed publicly on the open market. This went into effect in January and May 1st 2020 is when they start to enforce this new rule. They are like all rules, exceptions are allowed and we can go through your specific scenario in more detail when you are ready to discuss that.
a. Yes. This platform allows for complete privacy for homeowners as you can restrict showings and exposure to meet your personal needs.
a. There are no charges to buyers from our brokerage. The standard purchasing costs that are related to escrow, title, inspections and your bank. We will provide you a full estimate of all of your costs prior to your purchase.
a. Yes, buyers have the right to all of the standard inspections. The only exception is all inspectors must practice social distancing and Health Order guidelines as well as comply with any sellers demands about timing of access.
a. Yes there are two ways to sell it in as is condition. 1 – a buyer agrees that they will do no inspections of any kind and simply agree to buy it as is. This may reflect a discounted price due to the buyer’s risk that they are taking. 2- you can sell any home “as-is” and at the same time allow a buyer to perform all standard inspections. The buyer is then given the right to cancel the contract should they discover issues during the inspection process. You as a seller also have the right to change your mind and offer to repair the discovered issue or offer the buyer a credit in order to keep the transaction together.

a. Yes. We always recommend that you review anything that is unclear for you with a qualified California real estate attorney.
a. No. We will be as discreet as possible online. However, when submitting offers or getting access to certain homes, some home sellers require proof of funds and qualification either before seeing the home and always before accepting an offer.
